Awning Care & Maintenance

Because your awning is an outdoor structure, it is constantly battling the elements—harsh sun, wind, rain, and salty air. While these factors can eventually weaken frames or fade fabric, regular care is the secret to extending the life of your investment and keeping it looking pristine for years to come.

The Golden Rules of Cleaning

To maintain your awning’s appearance and structural integrity, we recommend a thorough cleaning every 6 to 12 months. The goal is to remove dirt, organic debris (leaves, bird droppings, or roof sediment) before they become embedded in the fabric or stain the valances.

Follow these steps for best results:

  • The Right Tools: Use a soft-bristle brush and a garden hose.
  • The Right Cleaning Agent: Use only mild, natural soaps or specialized cleaners like Apco Fabric Wash.
  • The “Do Nots”:
    • NEVER use a pressure washer. Power washing can damage the protective finish, shred the fabric, tear through heat-sealed seams, and ruin the stitching. Furthermore, pressure cleaning will likely void your fabric warranty.
    • Avoid harsh detergents. These can strip away the specialized water-resistant and UV-protective finishes of the fabric.

A Pro Tip for Seasonal Storage

If you plan on taking your awning down for storage (e.g., during hurricane season), always clean the fabric thoroughly before removing and folding it. Storing a dirty awning can lead to mold and mildew growth while it is tucked away.

Is It Time for a Recover?

Even with the best maintenance, all fabrics eventually reach the end of their lifespan. If your awning frame is still solid but the fabric is looking worn, faded, or damaged, you don’t necessarily need a full replacement. A fabric recover is a cost-effective way to make your awning look brand new again.

Need Help? If your awning needs more than a simple cleaning, or if you are interested in a recover, we are here to help. Contact Miami Awning today for a free estimate or professional advice.
